3. Rental Conditions, Cancellation Policy & House Rules

3.1. Cancellations

• Free cancellation within 5 business days of booking (except if arrival is within 30 days).

• 25% fee if cancelled up to 30 days before arrival.

• 100% fee if cancelled within 30 days or in case of no-show.

• The security deposit is always refunded in case of cancellation.

• If the owner must cancel, all paid amounts are refunded in full with no further liability.

3.2. Conduct & Use of the Property

Guests must:

• Respect the house, garden, furnishings, and surroundings

• Not smoke or use candles (except tealights in safe holders)

• Not fry, grill, use raclette/fondue inside, or rearrange furniture

• Not host parties or events unless explicitly agreed in writing

• Supervise children, especially near stairs, the pool, and wellness areas

• Comply with all house rules (shared separately and part of the agreement)

• Keep noise to a minimum – disturbances can lead to immediate termination of the stay without refund

• Use the property for private purposes only (commercial use = only with written permission)

Pets are not allowed unless explicitly approved in writing.

3.3. Number of Guests

• Maximum capacity: 14 guests, including children

• Exceeding this limit without prior written consent can lead to denied access or immediate termination without refund

• Unauthorized extra guests: 25% surcharge per person, deducted from the deposit

3.4. Arrival & Departure

• Access is via key box. The code is sent shortly before arrival

• Check-in: from 5:00 PM

• Check-out: by 10:00 AM (or 5:00 PM on Sundays/public holidays with prior approval)

• Early check-in/late check-out is only possible on request and subject to availability

3.5. Cleaning

• Cleaning fee of €450 is mandatory and non-refundable

• Guests must leave the house tidy:

  ✅ Dishes washed and stored
  ✅ BBQ and oven cleaned (if used)
  ✅ Waste sorted properly
  ✅ Furniture in original position

• Excessive mess: €40/hour extra cleaning fee, minimum 1 hour

• If linen is rented: remove used sheets only (leave protective covers), do not wash

3.6. Complaints, Damage & Security Deposit

• Report complaints or damage within 24 hours after arrival

• Unreported damage = €25 administrative fee

• Security deposit: €750, refunded within 7 business days if no damage is found

• Damages exceeding the deposit will be charged separately

3.7. Use of Facilities & Services

• Use of pool, sauna, hot tub, bikes, yoga and creative spaces is at your own risk

• No glass in or near the wellness area – plastic cups are provided

• Additional services (massages, workshops) must be booked in advance

• Services cancelled less than 72 hours before may still be fully charged

3.8. Commercial Use

• Photo/video shoots or other commercial use require written permission

• Unauthorized commercial use = €500 per half day

3.9. Insurance & Liability

Guests must have personal liability insurance.

• Guest is responsible for any damage, fire, loss, or accidents caused by themselves or visitors

• Owner is not liable for:
  – Accidents or injuries during the stay
  – Loss, theft, or damage to personal belongings
  – Noise or disturbances from outside the property
  – Use of wellness or facilities

3.10. Governing Law

All legal matters are governed by Belgian law.
Disputes fall under the jurisdiction of the courts of Bruges.
